Are you considering moving to Huntsville Al or some of our near by areas of North Alabama? Never lived or purchased real estate in Alabama? Would you like to learn more about what to expect in the contract?
I want to show you a little bit about one of the most important things to consider when you are looking at property and considering an offer in Alabama or North Alabama. Remember that Alabama is a buyer be ware state. What does this mean? Well, it means you should do all the inspections necessary to insure that you know what you are purchasing.
Here are 3 important inspections you may want to do in the Huntsville Al area.
1. A General Home Inspection - A look over from head to toe
2. Radon Inspection - Yes, we do have radon in Huntsville and surrounding areas
3. Possibly a Septic Tank inspection - not all homes have septic tanks but if they do, this may be one inspection you may want to consider.
Your inspection period is part of the contract. Generally speaking you would have 10 business days to complete inspections unless you have agreed othewise. Once you complete the inspections you have 3 days to review and submit a request for repairs to the seller. In general these request should only be made for items deemed a major defect or a hazardous condition such as a safety issue. Issues that were in code at the time of the building of the home are considered to be normal unless a new code has made it retroactive that it must be repaired or changed. You could request the seller make an upgrade for new code standard item but the seller is not obligated to do so unless it is a health, safety, hazardous or major defect.
An inspection addendum will be attached to your contract, this will outline all timelines and terms for the buyer and seller to meet during this time period.
Your agent should go over this in detail with you. You should ask questions, read the details for yourself. Always ask and understand exactly what is at risk as you are entering into a binding real estate agreement.
